Whether you are acquiring, leasing or managing commercial property, having an independent, expert assessment of its condition is essential. Our RICS chartered surveyors have extensive experience across all types of commercial property — offices, industrial units, retail premises, warehouses and mixed-use buildings — and provide clear, practical reports that help you make informed decisions.
From pre-acquisition surveys to schedule of condition reports at lease events, we offer a professional, no-fuss service tailored to your specific needs.
Commercial Building Surveys
A commercial building survey — sometimes called a technical due diligence (TDD) report — gives you a thorough, independent assessment of a commercial property's condition before you commit to a purchase, investment or new lease. Whether you are acquiring a single unit or a portfolio of properties, understanding the true condition of a building before you sign is essential.
Our RICS chartered surveyors carry out a comprehensive inspection of all accessible parts of the building, covering the structure, roof, external fabric, internal finishes, drainage, and building services. We identify defects, assess their significance and provide clear advice on repair liabilities, likely costs and the risks associated with each. Where specialist investigations are recommended — such as structural, mechanical or environmental surveys — we will advise you accordingly and can help coordinate these alongside our own report.
Our reports are written in plain language and structured to be genuinely useful, whether you are negotiating a purchase price, agreeing a schedule of repairs with a landlord, satisfying a lender's due diligence requirements, or simply making sure you are not taking on an unexpected liability.
We work across all commercial property types, including offices, industrial and warehouse units, retail premises, mixed-use buildings, and specialist commercial properties. Contact us today for a no-obligation discussion about your requirements.
Schedule of Condition
A schedule of condition is a detailed record of a property's physical condition at a specific point in time. It is most commonly prepared at the start of a commercial lease, where it forms a critical part of the tenancy documentation — but it is equally valuable before neighbouring construction works begin, or in any situation where an accurate baseline record may be needed in future.
Without a schedule of condition, a tenant at the end of a lease may face dilapidations claims for deterioration that existed before they ever took occupation. Conversely, a landlord without a schedule may find it difficult to establish the condition of their asset at the point of letting. A professionally prepared schedule, agreed and appended to the lease at the outset, protects both parties and removes significant scope for dispute.
Our surveyors prepare thorough, well-structured schedules of condition covering all relevant parts of the property — internally and externally — supported by a comprehensive photographic record. Reports are clearly written, logically organised and produced to a standard that is readily understood by solicitors, landlords and tenants alike. We work to agreed timescales to ensure the schedule is in place before your lease commences or works begin, and we keep the process straightforward from start to finish.
We cover offices, industrial units, retail premises, warehouses and mixed-use commercial properties across Cambridgeshire, Hertfordshire and Suffolk. If you are approaching a lease event or have neighbouring works planned, contact us today to discuss your needs.
Why Choose Us?
Cambridge Building Surveyors is a RICS-regulated practice with more than thirty years of experience surveying commercial and residential property across the region. We are independent, impartial and professionally accountable — which means our advice is always given in your interest, based on what we find, not on what anyone else needs the answer to be.
RICS regulation provides you with an important assurance. Our surveyors hold recognised professional qualifications, are bound by RICS ethical and professional standards, and carry full professional indemnity insurance. If something goes wrong, there is a formal complaints and redress process in place — something that is not always available with unregulated providers. For commercial clients in particular, that accountability matters.
We work regularly with solicitors, property agents, investors, landlords, tenants and lenders, and understand the practical pressures that come with commercial property transactions and lease events. We provide clear timescales, straightforward fees agreed upfront, and reports that are written to be read and acted upon — not simply filed. Our clients range from individual business owners taking on their first commercial premises to regional investors managing substantial portfolios, and we bring the same level of care and professional rigour to every instruction.
We are proud to be Three Best Rated recognised and award-winning, and we have built long-term relationships with many of the region's leading businesses and property professionals.
